Before You Start Looking For Your New Home:

  • Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
  • Find a lender and loan program that meets your needs and get pre-approved. Check your credit rating. Straighten out any errors before you begin to look.
  • Don't be house poor, make sure you haven't maxed yourself out on the monthly housing payment and have nothing left for other monthly items.
  • Choose a REALTOR® that you trust, who understands your needs and is an ABR designated agent who will represent you.
  • Determine what neighborhoods best matches your needs.
  • Identify important features you need in your new home.

Closing Costs to Expect:

  • Lender fees - include charges for loan processing, underwriting, document preparation and establishing an escrow account.
  • Title Company fees - include charges for lender insurance, title search and closing fees.
  • County Government fees - include deed, and mortage recording.
  • Escrow and interest fees - include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
  • Miscellaneous fees - Home Inspection, Termite inspection and Radon Inspection.
